I don't know Yelapa, Mx. from Jalopy, Mx.

However, do know. That the properties in the Yelapa area, fall under, 'indigenous communal lands'.

Not even as defined, a situation, or organized, as the ejido, system.

If someone, tries, to sell you a piece, of that oft-flaunted tropical paradise, while vacationing there.

Don't say. You weren't warned.

I agree Wen - but another side of the coin is that if you can get at least ten wonderful years out of a property, in a prime tropical waterfront location - who really cares? Works out cheaper than renting, which is as equally treacherous in Mexico. I think that too many let the "title" issue get in the way of living your life. Sure, maybe there is benefit to your heirs, but life is for the living, its better to enjoy the property with them while you are still alive. It is sad, in a way, to see Yelapa and Cabo Corriente opening up with paved roads and seasonal vacation homes - but thats the way of the world.

I plan on using the water taxi (panga) service to get to the shore of Yelapa, from PV.Other than swimming across shore are there other options?

I don't plan on buying anything other than lodging, food, and the ambience of the locals and the fantastic view of the ocean....And maybe Rosewood vase or something or other...

I agree with you opinion, Gary.

If you view purchasing Méxican property within 50 km, more as a long-term lease agreement, with terms that you find acceptable. You are likely to be in a position to enjoy the arrangement while you are able.

If you view the same purchase, within similiar standards/laws as in 'free-hold' property arrangements as you are expected by law, to conform to, in your home country, it can(long-term) be another story.

You(along the line) or your heirs, could be in for a number of surprises. Situations, being, nearly as variable as the people involved.

Different strokes for different folks.

However as someone who looks at property as a life-time investment and some place, to grow most if not all, of one's fresh fruit/veg, milk, eggs, protein etc. my viewpoint is entirely slanted in this perspective.

When in México, spent most time with old farming/ranching families, with entirely the same orientation. Which is perhaps, why we get along with each other.

Shh - if you want to have the peace of mind of reserved taxi space, and reserved accommodation, prepare to pay at least double the going rate at that storefront. Are you traveling with your son?

What I plan on doing is fly into PV solo , meet up w/ Rick at the airport..Rick will have my luggage for 2nd phase of trip. I will bring carry on w/ Yelapa stuff... Snorkel ect,, Jon will be w/ Ricardo in La Penita....Rick gets Panga and lodging squared away while I am still in Tx..Plan A

Plan B....Its gonna be real interesting disembarking w/ a blind Marine!!!..

Plan C....To hell w' everybody else, look out Yelapa here I come, catch up w/ yall in La Penita.

I don't plan on making reservations for the panga, I have found 4 places they run on a hit and miss schedule. As for lodging I am sure I will find something.. I prefer going w/ the flow!!

Plan D party in PV...next day Yelapa....

Ricardo and his wife and grown kids and now Grand Kids !!!, Ricks friends may know people who live in Yelapa seeing as he has lived in Mx longer than Rick has..Rick and Ricardo grew up togather as teenagers in Mexico only Ricardo lives there full time.


I am just coming down to party and take a 2 week vacation then off to Jamiaca then back to work for me, after that Rick and Jon are going to San Pedro T. Jal.

In reality, they are filming a new movie in Yelapa titled "Clueless in Yelapa" featuring SHUSH. In between takes, they have agreed to sign her up for a side benefit class in spelling and grammar!

There was a film,comedy/romance "Which Way Por Favor", filmed in Yelapa in 2003. Maybe a sequal is coming??? lol :D
